RENTAL QUALIFICATIONS:

​Monthly household income must meet approximately 3X's the rent amount in proven NET income.  

Credit score must be 600+

Good rental history (On-time payment history, NO evictions, NO judgments). 

Pets are approved on a case-by-case basis. Additional fees required.

 

Please follow the directions below for Applications:

Step 1: We use a website called Cozy.co to obtain your Credit Report and Background Check. We will send a request through Cozy.co and you will receive an email prompting you to set up an account. Through Cozy, you will pay the application fee of $39.99 to run your Credit and Background Reports. We will receive it through Cozy.co once you have completed both. EACH ADULT APPLICANT IS REQUIRED TO SUBMIT A CREDIT AND BACKGROUND CHECK. FEES ARE NON-REFUNDABLE. 

 

Step 2: Please email the following items to leasing.th@gmail.com

Application: Fill out the following Application and sign back page. Each adult applicant is required to submit a separate application.  

Proof of Income: Pay stubs, bank statements, or tax records showing consistent income for the past 3+ months. Also include any extra provable income that you may receive such as SSI or child support. If you are starting a new job, please submit a letter from your employer stating your income/salary, hourly pay, and when you will be starting. 

Drivers licenses or photo ID's. Send a clear photo copy or we can copy in our office. 

Photo of pet(s): Please provide clear photos of all pets. Pet restrictions may apply. 

 

 

**APPLICATIONS WILL BE PROCESSED WITHIN 1-5 BUSINESS DAYS.

**A credit report, background check, rental verification & income verification will be performed for each adult applicant.

 

If approved, security deposit and first-month's-rent are required upon signing the lease.
